Beware of Fake Registry! Here's How to Spot Real and Fake Land Documents
Property investment in India is considered the safest and profitable option. But as the demand for property is increasing, the frauds related to the land are also increasing. Many times several registry of the same land is done and innocent buyers have to suffer heavy damage. To avoid such scams, it is important that you recognize the difference between real and fake registry and keep in mind some important things.
1. Do not rely on Khatauni or Registry
When people buy land, they are often satisfied only by seeing Khatauni or Registry. While these documents do not give full information about the ownership rights. It is important that you also check the person from whom you are buying land - did he buy from someone else? How and when did he get that property? Also check the old registry.
2. Confirm the category of land (category)
Is the land in which you are going to invest in government land? In many cases, people try to sell the land of railway, forest department or other government institutions as private. In such a situation, to avoid cheating, do check the records of consolidation (register 41 and 45).
3. Beware of land related to court dispute
Make sure that no court case is going on on the ground. If you sit by investing in a disputed land, then later you can get caught in legal digestion, which will not only cause financial loss, but will also lose time and mental peace.
4. Security is also necessary in property investment like MSMES
Just as insurance is becoming necessary for MSMEs, in the same way, careful investigation of all aspects is necessary to avoid risk while purchasing land. If MSMEs are insecure in crisis without insurance, then investment without legal and documentary vigilance in land investment can prove to be unsafe.
5. Do this important step
- Ask for a copy of all the registry of the old owner
- Confirm the situation with land map/planning authority
- To get information from the revenue department of the district
- Take help of a lawyer or registry specialist if needed
- Do Complete investigation
It is not enough to pay attention to its location and price only while investing in the ground. A complete investigation into the real registry, proprietary right, land category and court status can save you from cheating. Property investment made by thinking carefully and equipped with legal information is true and beneficial.
